Four Updates That Will Tempt Buyers
There is a good chance that if you are currently a homeowner then you know how to think just like a buyer. When it comes time for you to sell you should have a good understanding of what buyers will be looking for as you went through the very same thing when you bought your property. While you probably are familiar with what your home has to offer, here are several key things you can review it for when looking to make it more enticing for buyers.
Kitchen Updates
Without doing a full renovation there are some creative ways to add some value to your kitchen. New cabinet hardware can enhance the look along with refinishing the cabinets using a brighter color paint. Adding or replacing an outdated backsplash is also a great idea that can be done for a lower cost. Join that with a modern faucet for better look and function.
Bathroom Updates
Bathrooms should always be clean and free of any mildew, mold or other water damage. For any older bathrooms, consider updating the vanity and faucet for one that brings it into current times. Finish off the look with some new shelving for towels or regularly used items that are nice enough to display.
Appliance Updates
The first thing buyers will consider when viewing your home is its price, but then when they view it will be making a list about costs associated with what they will have to do to it. Older and less efficient systems or appliances will certainly be on the list as they have both a replacement and higher operating costs. If any of your systems is nearing its life expectancy, it may be best to replace it with a model that is energy efficient. You would also not want anything to quit during the selling process too.
Audit The Exterior
The front of your home is the first thing all buyers will see so be sure nothing stands out as needing repair. All of your trees and shrubs should be trimmed, paint should be in good condition and your front entrance should be looking perfect. A fresh coat of paint on the front door along with a new doormat and maybe a pot of flowers will typically do the trick to set the stage for a welcoming look.
